Distress Investigations
Understanding Foundation and Structural Distress
When a structure exhibits cracking, movement, uneven floors, or other signs of distress, the most important question is not how to fix it — but why it is occurring. Often foundation repair is completed before understanding the cause and depth of the problem.
A distress investigation is an engineering-based evaluation intended to identify the causes and significance of observed movement or performance concerns. These investigations focus on understanding how soil conditions, foundation systems, and structural behavior interact over time.
Not all distress requires repair, and not all movement indicates failure. A proper investigation provides the clarity needed to make informed decisions.
What Is a Distress Investigation?
A distress investigation is a comprehensive engineering evaluation that may include:
Review of observed symptoms (cracking, settlement, floor irregularities, door/window operation)
Evaluation of foundation type and construction
Assessment of site and soil conditions
Limited field measurements or elevation data where appropriate
Review of drainage, moisture, and site grading conditions
Subsurface exploration or laboratory testing when warranted
The objective is to determine:
Likely causes of observed distress
Whether movement is ongoing or historic
The significance of the observed conditions
Whether further evaluation or repair should be considered
How This Differs From a Floor Level Survey
Floor level measurements can be a useful tool, but they are only one piece of information.
A distress investigation is not limited to elevations alone. Elevation data without context does not explain why movement occurred or whether it is meaningful.
Sandia GEO approaches distress evaluation holistically — combining observations, engineering judgment, and subsurface understanding rather than relying on a single metric.
When a Distress Investigation Is Appropriate
A distress investigation may be appropriate when:
Cracking appears to be increasing or changing
Floors feel uneven or sloped
Doors or windows begin sticking unexpectedly
A repair has been proposed but the cause is unclear
Multiple opinions conflict or recommendations vary significantly
There is concern about long-term performance or risk
Our Role
Sandia GEO’s role is to provide objective engineering insight.
We do not sell foundation repairs, and we do not approach distress investigations with a predetermined outcome. Our focus is on understanding site conditions and foundation behavior so that property owners, contractors, and other professionals can make informed decisions.
When appropriate, findings from a distress investigation can help determine:
Whether repair is necessary
What type of repair may be appropriate
Whether monitoring or no action is reasonable
When geotechnical evaluation indicates that corrective foundation work is required, implementation is typically performed by a qualified foundation contractor. TLS Foundations provides foundation repair and deep foundation installation services throughout New Mexico.
A Note on Contractor Surveys
Homeowners are sometimes advised by contractors to obtain floor level measurements or similar surveys. In some cases, this information can be helpful.
However, the value of such data depends on how it is collected, interpreted, and applied. Measurements alone do not constitute an engineering evaluation and should be considered within the broader context of site conditions and foundation behavior.
Experience Matters
With many years of experience working in New Mexico and the surrounding region — including soil investigations, foundation-related evaluations, and new construction geotechnical engineering — Sandia GEO has a strong understanding of regional conditions and industry practice.
When projects require services beyond our scope, we are often able to help clients identify appropriate professionals suited to their specific needs, while remaining focused on our role as an engineering consultant.
The Goal: Clarity Before Decisions
Distress investigations are about replacing uncertainty with understanding.
By identifying causes rather than reacting to symptoms, property owners can make better decisions — whether that means repair, monitoring, or no action at all.
